Mosman sits on the lower north shore of Sydney Harbour, about ten minutes from the city by car outside peak hour. It has calm harbour beaches, leafy streets, Taronga Zoo and some of the most private family homes in Sydney. For a holiday with children or a large group, a villa here gives you far more room than a hotel suite, with a pool, a garden and the harbour close by.

## 1. Villa Gigi, Balmoral Beach

Villa Gigi is the closest of our Mosman homes to the sand. The harbour shore is about 30 metres from the door, and the terraces look across the curve of Balmoral Beach and out through Sydney Heads. The bathrooms are finished in Grecian marble with heated floors, and an onyx fireplace warms the living room on cooler evenings.

There is a private pool set in a tropical garden, air conditioning throughout and private parking. Balmoral's cafés and waterfront restaurants are a short, level stroll away.

**Best for:** families who want to swim, paddleboard and walk the promenade every day without getting in the car.

## 2. Villa Serena, Mosman

Villa Serena is built around the view. Floor to ceiling glass and timber slatted ceilings frame the water from almost every room, and the heated infinity pool looks as if it runs straight into the bay. The covered balcony has an outdoor dining table and a Weber barbecue facing the moored yachts.

The house steps down through tropical gardens over several levels. There are two rumpus rooms, a second kitchen downstairs and a double garage. The master suite has its own balcony with water views. Balmoral Beach is about five minutes away by car.

## 3. Villa Perignon, Mosman

It is set over three levels with several living areas inside and out, so a big group never feels crowded. The top floor living space has distant glimpses of the ocean from every side.

The gourmet kitchen opens through large glass doors onto an alfresco dining terrace. There is also a games room, a media room and a home office. Outside, a glass fenced pool sits against a backdrop of bushland.

## 4. Villa Panda, Mosman

Villa Panda is a white Hamptons style home with a relaxed coastal feel. Bright rooms, natural materials and an open plan layout make family life easy. The kitchen has stone benchtops and modern appliances, and the master suite upstairs has its own bathroom and a balcony.

Outside there is a wide lawn, a garden, a swimming pool, a barbecue and an outdoor dining table. The bedrooms suit six adults and three or four children, including a children's room with bunk beds. It is also one of the few luxury homes in Mosman where your dog is welcome.

## Mosman or Balmoral: Where Should You Stay?

Balmoral is the beach end of Mosman. Choose it if you want to walk to the sand, the netted swimming area and the restaurants along The Esplanade. The harbour slopes around Mosman Bay are quieter and greener, with bigger views and more privacy. Both are close to Taronga Zoo, the harbour walks and the ferry to Circular Quay.
